In 2021, a group of private investors, led by principals of Vision Commercial, purchased the 2,738 SF building. Over $100,000 was invested in restoration and remodeling and the building was then leased to a national non-profit serving pregnant women and families, bringing it to 100% leased.

900 Hemphill Street is part of the Fort Worth Medical District, close to THR, Cook Children's, Medical City, Baylor All-Saints and JPS hospitals.

In this recent sale, Roger Smeltzer represented the seller while the local buyer was self-represented. The sale was Vision Commercial’s first purchase, remodel and investment sale of a property as investors.
